We lend in all 64 parishes. Some of our favorite closings happen in the quiet, quaint corners of the state.

Borrow Louisiana is a statewide mortgage brokerage powered by Nexa Lending. We work New Orleans and Baton Rouge, and we work Bunkie, Cut Off, Folsom and Jonesboro with the same care, because we live in one of those towns too. That house on our homepage, the one with the live oak and the porch, is our second home on Bayou Teche in Franklin, a sugar cane town of about 6,000 people in St. Mary Parish. We know the one red light, the Friday fish fry, and the bank on Main Street where everybody knows the teller by name. We also know that when you need something specialized, a zero-down Rural Development loan, a construction loan, a DSCR loan on the rental you just bought, that bank may not have someone on staff who does it every day. That's no knock on the bank. It's just how small towns work. We'd like to be the loan officer who fills that gap, for Franklin and for every town like it.

Louisiana's Rural Development specialists.

About two out of three Louisianans live at an address that qualifies.

Most of Louisiana qualifies for the USDA Rural Development loan, and most Louisianans have never been told that. Zero down, competitive rates, and a lower monthly cost than FHA for many buyers. The part that trips people up is that eligibility depends on your exact address, and the boundaries move. We keep up with where they sit, because it's our specialty and because it's where we live. Pick your region below to see which towns are in an eligible area, or check an address in about a minute.

Where we work

Every region has its own page: the towns in eligible areas, the local income limits, and what we'd do if your address falls just inside a city line. Pick yours.

Big city or small town, the approach is the same. Conventional, FHA, VA, jumbo, DSCR and commercial, handled deliberately, in every parish. If your community doesn't have what people call a financial district, that suits us fine. Neither does ours.

Deliberate about your loan. Relaxed about everything else. That's Borrow Louisiana style.
