The day-20 problem
A buyer gets pre-approved. The offer is accepted. The inspection clears. Then, three weeks in, the lender's condo department comes back: the project doesn't qualify.
It could be the insurance policy, the reserve balance, the owner-occupancy ratio, a pending lawsuit, or a budget line item nobody thought twice about. The buyer's credit and income were never the issue. The building was.
By then the seller has lost weeks on market, the buyer has spent money on inspections and appraisal, and both agents are starting over.
We check the project through our wholesale lending partners before any of that happens. You get a written answer: already approved, needs a quick update, or needs a full review, and exactly what that involves.
Listing agents
Your buyer's financing shouldn't be a surprise at day 20. Send us the project before you list and we'll tell you whether it's already approved, what's missing if it isn't, and whether FHA or VA buyers are in play. When it clears, you can market the listing as financing pre-reviewed, in the MLS remarks, on the flyer, and at the open house.
Buyer's agents
Before you write the offer, know whether the project will survive underwriting. Send us the address and we'll check it, usually within a day or two, so you can advise your client on conventional versus FHA versus portfolio options before the inspection period runs out.
Buyers
Falling in love with a unit is the easy part. Some condo projects can't get conventional financing at all, and others need paperwork the association takes weeks to produce. We check first so you don't lose earnest money, inspection fees, or your rate lock.
How It Works
1. Send us the condo. Name and city is enough to start.
2. We check the system. We look the project up with our wholesale lending partners to see whether it has already been reviewed and approved.
3. We tell you what's needed. One of three answers:
- Already approved. Nothing needed. You get written confirmation and the expiration date.
- Needs an update. The project is in the system but something has expired, usually the insurance policy or the questionnaire. Typically one to three items, and we can request them from the management company directly.
- Needs a full review. The project has never been submitted. We send you the complete document list and handle the submission once the association provides them.
4. You use it. Put it in the listing. Share it with the seller. Reference it when a buyer's agent asks, "Can this be financed?"
Common Reasons Condo Projects Fail Review
- Master insurance policy has lapsed, is underinsured, or is missing required coverage
- Reserve contribution is below the lender's required percentage of the budget
- Too many units owned by a single investor or entity
- Owner-occupancy ratio is below program limits
- Pending litigation involving the association
- Delinquent HOA dues above the allowed threshold
- Commercial space exceeds the allowed percentage of the project
- Deferred maintenance or structural issues flagged under current guidelines
Most of these are fixable. All of them are easier to fix before a buyer is under contract.

Does this cost anything?
No. There's no fee to the agent, the seller, or the buyer.
Do I need a buyer or a loan application?
No. That's the point. We can check the project before there's a transaction.
What if the project is already approved?
Then you're done. We'll send written confirmation and the expiration date so you know how long it's good for.
What if it needs documents?
We'll tell you exactly which ones. If you give us the management company contact, we'll request them directly so you don't have to chase paperwork.
Is this a guarantee the loan will close?
No. A project check confirms the building is eligible for financing. The buyer still has to qualify, and the final approval belongs to the lender at the time of the loan. But it removes the biggest unknown.
How long does it take?
If the project is already in the system, usually a day or two. If documents are needed, it depends on how quickly the management company responds, which is another reason to start early.
Does this work for FHA and VA?
We'll tell you whether the project is on the FHA or VA approved list, and if not, whether it's a candidate.
