Free open house flyers with real payment estimates

Buyers walk into an open house with one question: what would my payment be? This tool puts the answer on the flyer. Paste a listing link or type the address, add up to four photos, pick the loan options, and you get a printable one-page flyer showing estimated cash to close and monthly payment for each option.

The numbers come from real costs, not a generic calculator. Rates are updated every business day, and estimates include our actual lender fees, Louisiana title and title insurance, prepaids, escrow reserves, mortgage insurance and parish-level property taxes. It is free for Louisiana real estate professionals, with no cost to you or your sellers.

What's on the flyer

Is the flyer tool really free?

Yes. There is no charge for agents or sellers. You sign up once so I know who is using it, and I may reach out about the tool or about financing for your buyers.

How accurate are the payment estimates?

They are estimates, but they are built from my actual fees, typical Louisiana title costs and current rates, assuming a 725 credit score. Property taxes are estimated by parish, and homeowners insurance is estimated from square footage unless you enter the seller's current premium. Each buyer's actual terms depend on their credit and situation.

Which loan types can I show?

FHA, VA, USDA Rural Development for eligible addresses, HomeReady and Home Possible, conventional 30, 20 and 15 year fixed, and investor options including DSCR loans. Presets for first-time buyers, second-time buyers and investors fill in a starting set for you.

Can I print it or save it as a PDF?

Yes. Preview the flyer, then print it or choose "Save as PDF" in the print window. It is sized for a standard 8.5 x 11 page.

Do my listing photos get uploaded anywhere?

No. Photos stay on your computer and are only used to build the flyer in your browser.

Does it work outside Louisiana?

Not yet. The tax, title and fee estimates are built for Louisiana properties.
